Marketing Dubai property to overseas buyers: make everything checkable

How to market Dubai property to buyers who haven't visited: a total-cost page, a careful Golden Visa claim, time zones, live viewings and consent abroad.

The short answer

Overseas buyers can't walk the site, so make every claim checkable: show the price in AED with a dated conversion, the full cost of buying with DLD's 2% seller and 2% buyer fees, the Golden Visa threshold with its source, and a live video viewing. Write in the buyer's language, schedule by their time zone, and handle consent for their country.

A buyer who has never been to Dubai can't walk the site or meet your colleagues, so the marketing has to do their checking for them. Price, fees, visa eligibility, developer and permit are each a number or a name the buyer can verify, which means each should arrive with its source and its date. The rest of this playbook does that for each one in turn.

What does it really cost to buy, and who charges it?

Publish a total-cost page, because an overseas buyer will otherwise assemble the number from three websites that disagree. Dubai Land Department's sale registration page lists a fee of 2% of the sale value from the seller and 2% from the buyer, 4% in total, with fixed charges and service partner fees extra. Print it exactly that way.

For a made-up apartment priced at AED 1,800,000, 2% is AED 36,000 and the full 4% is AED 72,000. Show the buyer's 2% as a dirham figure, state who bears which share under your contract, and don't write 'the buyer pays 4%' as a rule, because DLD's page doesn't say that. Add the developer's own charges and who pays any commission in plain words, since a buyer abroad can't ask the person at the next desk.

How should the Golden Visa be mentioned?

Mention it only with the threshold, the source and a warning. Dubai Land Department says property investors can apply for a 10-year renewable Golden Visa if the property's purchase value was AED 2 million or more at the time of purchase. The UAE government portal, updated on 28 July 2026, shows 5 years for real estate investments, so official sources differ on the term.

Print the AED 2 million threshold with DLD named, tell the buyer to confirm the term with ICP, and never put 'Golden Visa included' on a unit priced below the threshold. ICP allows off-plan and bank-financed property under conditions, so don't tell buyers those don't count either. Send them to ICP. This isn't investment or immigration advice, and the page should say so.

Which countries and languages should come first?

Let your own leads choose. Take the last 100 WhatsApp enquiries, group them by the country code of the number, and give any country that supplies at least one lead in ten its own landing page, first reply and ad set. Start with two countries, not eight.

Write each version natively in the buyer's language instead of translating the English. For Arabic that means a native writer, as Arabic marketing in the UAE explains, and the same standard applies to any other language you add. We hold ourselves to it for real estate work: native Arabic writers and no machine translation. A page that reads like a translation gives a buyer abroad one more reason to doubt you.

Keep the budgets separate: exclude the UAE from the ad sets aimed abroad, and exclude the target countries from the ones aimed at residents, so the two cost-per-qualified-lead figures don't blur. The structure otherwise follows Google Ads for Dubai real estate and Meta ads for Dubai real estate, with the location changed.

Which currency should the price use?

AED is the price of record, so show it first and add an indicative conversion with its date and rate source, from a widget that updates itself. Never bake a converted price into a banner or a video, because it will be wrong next week.

How do you handle time zones?

Schedule every follow-up in the buyer's local time, and store that time zone next to the phone number. The UAE doesn't change its clocks, but most buyer countries do, so the gap moves twice a year. A 6 pm call from Dubai is 2 pm in London in winter and 7:30 pm in India.

A buyer who works days will want an evening call, and an evening in London or New York is late night or early morning in Dubai, so decide who is awake. The rule from following up property leads on WhatsApp of putting one named person against every day of the schedule applies here too, weekends included.

Can a virtual viewing replace a visit?

A virtual viewing can replace the first visit but not the decision. Run it live on video rather than sending a recording, walk the actual unit or the actual plot, and let the buyer steer with requests like 'show me the window' and 'turn the camera to the street'. Send the recording and the documents afterwards, and agree a decision date before the call ends.

For off-plan projects the sales gallery and the site are the viewing, filmed as described in property video in Dubai. If a buyer won't join a video call, offer a voice walk-through with photos on WhatsApp, and note in the CRM that they declined video.

Which tracking and consent rules follow you abroad?

If you advertise to buyers in the UK, the EU or Switzerland, plan for Google's consent rules. Google's EU user consent policy names end users in the European Economic Area, the UK and Switzerland, and Google updated consent mode in November 2023 to add the ad_user_data and ad_personalization parameters. A UAE site with visitors from those places still has to consider it.

The rules for each target country sit outside this guide, so ask a lawyer in that market before you scale, particularly on message consent. At home, the PDPL implementing regulations still hadn't been issued when Morgan Lewis reported on 15 June 2026, so date any statement you make about its status.

What makes a buyer abroad trust you?

What earns trust abroad is whatever the buyer can check without you: the permit details for the ad, the developer's name and earlier projects, the Dubai Land Department pages for fees and the visa, and official figures with their dates. Buyers abroad judge risk from headlines you don't control. Your pages can't change those headlines, but they can hold up when read next to them if they carry dated, sourced numbers and no adjectives.

Questions people ask

01What fees does Dubai Land Department charge on a property sale?

DLD's sale registration page lists 2% of the sale value from the seller and 2% from the buyer, 4% in total, with fixed charges and service partner fees on top. Marketing shouldn't say the buyer pays 4% as a rule, because the page shows the split. Check the sales contract for who bears which share in a given deal.

02What is the property value needed for a Dubai Golden Visa?

Dubai Land Department says property investors can apply if the property's purchase value was AED 2 million or more at the time of purchase, with a 10-year renewable visa. The UAE government portal shows 5 years for real estate investments, so confirm the term with ICP. This isn't investment or immigration advice.

03How do I market Dubai property to buyers in other countries?

Pick two countries from the country codes of your own leads, build a page and a first reply in each buyer's language, show AED with a dated conversion, and publish the full cost of buying. Schedule follow-ups in the buyer's time zone, run viewings live on video, and ask a lawyer in each market about consent.

04Do virtual viewings work for overseas property buyers?

They can replace the first visit if you run them live, walk the actual unit or site, and let the buyer direct the camera. Send the recording and documents afterwards and agree a decision date on the call. They don't replace the buyer's own checks, so keep every claim on the page sourced.
