Google Ads for Dubai real estate: the searches worth buying

Which searches to buy for Dubai property, which to leave alone, and how a short form, a permit check and sales feedback keep junk out of your CRM.

The short answer

Buy searches that name a project, a developer, or an area plus a buying word such as 'off plan' or 'for sale', and keep out broad terms like 'Dubai property'. Send clicks to a project page with a short form that asks budget and timeline, hold the Trakheesi permit before any ad runs, and judge campaigns on qualified leads, not form fills.

Open the search terms report for your property account, sort it by cost, and tag the top 50 queries as buyer, renter, agent, researcher or other. Whatever share of the spend lands outside 'buyer' is either waste or, at best, research. The rest of this playbook is a way to make that share small, and it starts with deciding which searches deserve a bid at all.

Which searches are worth buying for Dubai property?

The searches worth buying already contain a decision: a project or developer name, or an area with a buying word attached. Broader searches carry more possible intentions, from buying and renting to researching and job-hunting, and you pay for every one of those clicks.

Four kinds of search, in the order to buy them
Search typeMade-up exampleWho is typingHow to buy it
Project or developer nameharbour residences priceSomeone who has already seen the project on a billboard, in an Instagram ad or from a brokerExact and phrase match, bid hard, keep it on all month
Project name plus a buying detailharbour residences payment planA buyer comparing terms with another projectPhrase match, and send the click to the payment plan section of the project page
Area, property type and a buying wordoff plan 2 bedroom business bayA buyer who has chosen the area but not the projectPhrase and exact match, one campaign per area, negatives loaded from day one
Broad property termsdubai property, apartments dubaiBuyers mixed with renters, brokers checking rivals and the merely curiousLeave out until the first three kinds are paying for themselves

A project announced this week has no search history, because nobody can search for a name they haven't heard. Google Ads collects demand that other marketing creates, so for a brand-new launch expect the name searches to stay small for the first days and the area searches to do the early work.

Negative keywords do the other half of the job. Block rent, rental, lease, jobs, salary, course and licence from day one, and add the names of the portals, because anyone typing a portal's name wants the portal. Arabic searches deserve their own campaign with ads written by a native writer, and Arabic ad copy covers why a translation won't do.

What can one click cost before the campaign loses money?

A click can cost whatever a sale can afford once you divide it back down the funnel. The table works the sum backwards from a closed deal, and every figure in it is made up, so swap in your own.

Worked example with made-up figures, the most one click can cost
StepMade-up figureWhere to get your own
Commission or margin on a closed saleAED 60,000Your contract with the developer, or your margin per unit
Qualified leads needed per sale25Closed deals divided into qualified leads, from your CRM
Value of one qualified leadAED 2,400The first figure divided by the second
Share you'll let marketing spend25%Your own cap, set before the campaign starts
Ceiling per qualified leadAED 600Value of a lead times that share
Qualified rate on enquiries30%Qualified leads divided by all enquiries
Ceiling per enquiryAED 180Ceiling per qualified lead times the qualified rate
Enquiry rate on landing page visits4%Enquiries divided by visits to the project page
Ceiling per clickAED 7.20Ceiling per enquiry times the enquiry rate

Commission can swing the whole sum. Property Finder wrote in July 2026 that off-plan commission for brokers runs from 2% to 8% and is paid by the developer, so the same sale is worth four times as much to a broker at 8% as at 2%. A click that pays on one project can lose money on another. Developers should put their margin per unit where the commission sits.

What should the form on the landing page ask?

The form should ask for what the sales team will use in the first call, and nothing else. Send each project's ads to that project's page rather than the homepage, and keep the form short enough to finish on a phone.

  • A WhatsApp number with the country code. It separates UAE leads from overseas ones, and WhatsApp is where the follow-up will happen.
  • A budget band, with the lowest option set at the project's entry price. Anyone who picks 'below' is telling you something before the call does.
  • When they want to buy: this month, within three months, later, or just looking. It splits buyers from researchers without a phone call.
  • To live in or to invest. It decides which brochure goes first and which question the broker opens with.
  • A consent line that names WhatsApp and phone, so the follow-up is expected rather than a surprise.

Add a field only if someone on the sales team will use the answer in the first call, and delete any field nobody has used for a month. Count a tap on the WhatsApp button and a call from the ad as conversions too, labelled separately, because a buyer who taps WhatsApp instead of filling in the form is still an enquiry.

Does a property ad need a permit before it runs?

Property advertising in Dubai needs the right Dubai Land Department permit before the ad goes live, and the permit costs far less than the fine. As of November 2026 DLD's Trakheesi page lists AED 1,000 for most permit types and AED 5,000 for a project launch event permit, plus a further AED 20 knowledge and innovation fee.

In October 2020 DLD said that advertising without the required permits brings progressive fines starting at AED 50,000 and can end with the licence being cancelled. That's a 2020 statement, so ask DLD for the current schedule before you rely on it.

For the permit types DLD lists, a broker needs a marketing contract with the owner first, which means a broker can't buy keywords for a project they haven't been signed to sell. Ask DLD what the permit requires you to show on the ad itself, build it into the landing page and the ad text before launch, and read the Trakheesi permit guide for the workflow. This isn't legal advice.

Why does Smart Bidding fill the CRM with the cheapest leads?

Smart Bidding optimises for the conversion you define, so if a form fill is the conversion it'll find the cheapest form fills. The cheapest form fill and the most serious buyer are different people, and nothing in the account tells Google which is which until you do.

The fix is to upload the sales team's verdict. Offline conversions carry 'qualified' or 'viewing booked' from the CRM back into Google Ads, and a fifteen-minute weekly session where sales marks every lead with one reason (not a buyer, budget, timeline, wrong area, unreachable) is what produces that data.

Volume sets the target. Google's guide suggests judging Smart Bidding over a month or longer, and only once the campaign has logged at least 30 conversions in that time. That's a yardstick for reading results, not a minimum for switching it on. With fewer than 30 qualified leads a month, optimise for the enquiry and judge each campaign on qualified leads in the CRM. Above 30, move the optimisation target to the qualified event.

Our published off-plan case (Dubai, 2024 to 2025) ran on a monthly budget of about AED 80,000 and sustained a qualified lead rate of 35% or more, against an industry average of 15 to 20%. The case credits systematic targeting, creative testing and post-intake quality optimisation, and the last of those only works when sales tells marketing which leads were real. Agree your own definition of qualified with the sales team before comparing your rate with anyone's, ours included. The rest of our work sits beside it, and our PPC and Google Ads service is the place to start if you want help setting that loop up.

When does Performance Max make sense for a project?

Performance Max makes sense once Search is already producing qualified leads, and not before. Google describes it as a goal-based campaign type that can serve across all its inventory, including YouTube, Display, Search, Discover, Gmail and Maps, and says it may replace your final URL with a landing page it judges more relevant.

For property, that last point is the risk: a page you haven't checked may lack the permit details or show a price you can't honour. Switch off final URL expansion or exclude the pages that shouldn't be used, and check weekly which pages the campaign sent traffic to. Performance Max in the UAE covers when it earns its place.

What should the first month look like?

  1. 01Days 1 to 3: get the permit, finish the project page with the form above and test it on a phone. If the permit isn't in hand, don't launch. Nothing else on this list is worth a fine.
  2. 02Days 3 to 5: build one campaign for the project name and one for the area searches, load the negatives, and hold the broad terms back. A campaign with a dozen keywords is fine, and every addition should come from the search terms report.
  3. 03Days 5 to 14: read the search terms report every morning and block whatever cost money without a believable buyer behind it. If nobody on the team can say why a buyer would type a query, it goes on the negative list.
  4. 04Day 14: the sales team calls every lead so far and gives each one a reason. If more than half are 'not a buyer', tighten the match types before you touch a single bid.
  5. 05Day 30: repeat the 50-query tag from the top of this page. If the share outside 'buyer' hasn't fallen, the structure is wrong, and a bigger budget will only make that more expensive to find out.

Questions people ask

01How much should I spend on Google Ads for Dubai real estate?

Work backwards from the conversions you need rather than from a round number. Google's rule of thumb for reading Smart Bidding results is 30 conversions over a month or longer, so multiply 30 by the most one conversion can cost before the campaign loses money. Our published off-plan case ran on about AED 80,000 a month, which is one example and not a recommendation.

02Which keywords should a property campaign avoid?

Avoid broad terms such as 'Dubai property' or 'apartments Dubai' until narrower searches are paying. Add negative keywords for rent, rental, lease, jobs, salary, course and licence, plus portal names. Broad terms bring in more clicks of every kind, from buyers mixed with renters, brokers checking rivals and people who are only curious, and you pay for all of them.

03Do I need a Trakheesi permit to advertise property on Google?

Dubai's real estate advertising permit runs through the Dubai Land Department's Trakheesi system, which lists AED 1,000 for most permit types and AED 5,000 for a project launch event permit as of November 2026. A DLD statement from October 2020 put the starting fine for advertising without the required permits at AED 50,000. Confirm current rules with DLD. This isn't legal advice.

04Is Google Ads or Meta better for property leads?

Google Ads catches people already searching for a project, a developer or an area, so it suits buyers close to a decision. Meta creates interest among people who weren't searching. If you can only afford one, start with Google when the project name already has searches and with Meta when it doesn't.
