Meta ads for Dubai real estate: fewer leads, better buyers

Why Meta lead forms fill with junk, the price, questions and ad copy that screen buyers before they tap, and how to feed sales results back so Meta learns.

The short answer

Meta lead forms fill with junk because they cost the user almost nothing to submit and say nothing about price. Put the entry price and payment plan in the ad, add multiple-choice questions on budget and timeline to the form, and send qualified-lead results back through the Conversions API. Expect fewer leads and a higher share of real buyers.

A Meta lead form is built to be easy to fill in. It opens inside the app with the person's name, phone number and email already filled from their profile, and sending it takes a tap. For a purchase this large, easy is the wrong thing to optimise, and the leads show it.

The fix is a better ad and a harder form, not a cleverer audience. Both do some of the sales team's screening before anyone submits, which means accepting fewer leads. That trade is the whole point of this playbook.

Why do property lead forms fill with the wrong people?

Because a lead form costs the user almost nothing, and an ad that leaves out the price asks nothing of them either. Five things let the wrong people through, and each has a fix you control.

What goes wrongWhy it happensThe fix
The form is too easyDetails are pre-filled, so a curious tap costs nothingAdd multiple-choice questions on budget and timeline, plus one short written answer

What should a property lead form ask?

A property lead form should ask three multiple-choice questions and one short written one. Each extra question costs a few completions and buys a clearer picture of who is behind the rest.

  • Budget, in bands. Set the lowest band at the project's entry price, so 'below this' is a real answer and not a polite way of saying nothing.
  • Timeline: this month, within three months, later, or just looking.
  • Buying to live in or to invest, which decides the first brochure and the first question on the call. The country code on the phone number usually shows whether the lead is in the UAE or abroad, so skip a question about it.
  • One written question, such as 'What would make this the right unit for you?' A person who writes a sentence has spent effort and a person who taps has spent none, so call the writers first.

Finish the form with a consent line that says you'll contact them on WhatsApp and by phone about the project. Meta's lead form also has a setting that adds a review screen before sending. It slows people down on purpose, and for property that's what you want.

Should the price be in the ad?

Yes. The entry price belongs in the first line or the first image, because people who can't afford the project then scroll past instead of tapping. An ad that says 'luxury living in Dubai' collects taps from anyone who likes the word luxury.

Imagine an ad, made up for this example, that reads 'Studios from AED 750,000, 60/40 payment plan, handover 2028'. It loses the clicks of people who wanted to rent and people with half the budget, and those were clicks you'd have paid for.

A price in an ad is also a promise. The UAE government portal puts the ceiling for suppliers who advertise misleading prices or false data about goods and services at two years in prison and a fine of AED 2 million, under Federal Law No. 15 of 2020 as amended in 2023. Whether that law reaches a particular property ad is a question for your lawyer. The practical rule is simpler: change the creative the day the cheapest unit sells, or put a date on the price.

Would click-to-WhatsApp ads beat forms?

Click-to-WhatsApp ads can beat forms, because the buyer starts the conversation in their own words, on the app they already use. GWI's Q2 2026 survey, published by DataReportal, found that 84.1% of UAE internet users aged 16 and over had used WhatsApp in the past month, ahead of YouTube, Instagram, TikTok and Facebook. A click-to-WhatsApp ad puts the first message in the buyer's hands.

The catch is speed. A form can wait an hour in a CRM queue, but a chat that starts at 11 pm and is still unanswered at 9 am has gone cold. If nobody can staff WhatsApp replies in minutes, stay with the form, and read how to follow up property leads on WhatsApp before you switch.

How do you tell Meta which leads were any good?

Send the sales team's verdict back to Meta through the Conversions API. Meta's documentation describes it as a connection between an advertiser's own marketing data and Meta's systems, which for property means the CRM tells Meta which leads were qualified, booked a viewing or reserved a unit.

The documentation promises no lift from it, and neither do we. It does say a setup should confirm that events are deduplicated and matched correctly, so budget time for someone to check, and don't trust the first week's numbers.

Pick the deepest event that arrives steadily. If qualified leads show up only a few times a month there may be too few for the system to learn from, so optimise for the enquiry and judge each ad set on qualified leads in the CRM. Build any lookalike audience from qualified leads rather than from everyone who submitted a form, because a lookalike of junk is more junk.

Compare ad sets on cost per qualified lead. Cost per lead rewards the easiest form, and the ad set that wins on that measure may be the one the sales team likes least.

What does a good result look like?

Our published off-plan case for real estate in Dubai (2024 to 2025) sustained a qualified lead rate of 35% or more against an industry average of 15 to 20%. It ran on a monthly budget of about AED 80,000, it attributes more than AED 3.6 million in property transaction value to campaign leads, and it credits systematic targeting, creative testing and post-intake quality optimisation. The rest of our work sits beside it.

The case's 35% figure covers the campaigns as a whole. Don't read it as a Meta benchmark or as a promise for your project. And don't compare your own rate with it until the sales team has written down what qualified means, such as budget in range, a timeline inside six months, a number reachable on WhatsApp and the person who'll actually decide.

How do you test your own leads in a week?

  1. 01Take the last 20 leads from each ad set.
  2. 02Have the sales team call all of them on the same day and mark each one: reached, interested, budget fits, timeline fits.
  3. 03Divide each ad set's spend by the number of its leads that passed both budget and timeline.
  4. 04Move budget from the worst ad set to the best. If the worst turns out to have the lowest cost per lead, you've found the form that's too easy.

Twenty leads won't settle a close call, but they will show a wide gap between two ad sets. Then sit in on five of those calls yourself. Reports describe leads, and calls tell you who they are.

Questions people ask

01Why are my Meta leads for property so poor?

Five things let curious people through: no price in the ad, a form with no screening questions, an optimisation goal set to the cheapest lead, an audience wider than your buyers, and slow replies. Fix them in that order, then compare ad sets on qualified leads rather than on cost per lead, which rewards the form that is easiest to submit.

02Should I put the price in a Meta property ad?

Yes, put the entry price and payment plan in the first line or image, because people who can't afford the project then scroll past instead of tapping. Keep the price true: the government portal sets the ceiling for misleading price advertising at two years in prison and a fine of AED 2 million, so update the ad when the cheapest unit sells.

03Do click-to-WhatsApp ads work for Dubai property?

They suit teams that can answer in minutes, because the buyer starts the chat in their own words. GWI found 84.1% of UAE internet users aged 16 and over used WhatsApp in the past month (Q2 2026). If nobody can staff WhatsApp quickly, a lead form with screening questions is the safer choice.

04What is a good qualified lead rate for property ads?

There's no benchmark worth borrowing, because 'qualified' means whatever your sales team's checklist says. Our published off-plan case sustained 35% or more against an industry average of 15 to 20%, but write your own definition first and then track your own rate by ad set over several months.
