Property video in Dubai: what to film for each stage of the sale

Off-plan renders, site progress, the broker to camera, community tours and walk-throughs: what to film at each stage of a Dubai sale, and what to check first.

The short answer

Film the answer to the question the buyer has at that stage. Before launch they ask whether the project is real, during construction whether it's on schedule, at handover whether it matches the render, and on resale whether this flat deserves a viewing. Shoot proof for each, add subtitles, check the permit before the edit, and track which video produced which enquiry.

Film the answer to the question the buyer has at that stage of the sale, and nothing else. Before launch the question is whether the project is real. During construction it's whether the work is on schedule. At handover it's whether the flat matches the render, and on resale it's whether this particular flat is worth a Saturday.

The easy shots, meaning the lobby, the pool and a drone pass over the skyline, belong in the edit as seasoning. They answer nobody's question, so they can't carry the video. The table sets out what does carry it at each stage, and the sections after it cover the stages that need the most care.

Five stages, five questions

How do you film off-plan when nothing exists yet?

Use the renders for design and use other evidence for delivery. A render shows what the developer intends, and it proves nothing about what will be handed over. The strongest off-plan video is the developer's last finished building, filmed as it is today, with a named person from the team saying what was promised and what was delivered.

If there is no earlier project, film the land, the team, the sales gallery and the model. Label renders on screen as artist's impressions, and never show a view the unit won't have. Misleading prices and false data in advertising carry a ceiling of two years in prison and a fine of AED 2 million, according to the UAE government portal. A render with the wrong view is the kind of thing to show your lawyer first. The full approach to off-plan marketing sits in its own guide.

What does a site-progress video need to prove?

A site-progress video needs to prove that work is happening and keeping pace, month after month. Fix three camera positions on day one, film from the same spots on the same day each month, and put the date on screen. Buyers can compare one month with the next, and nobody can accuse you of choosing the flattering angle.

Send each month's cut to the waiting list on WhatsApp before you post it publicly. The people who registered their interest are the ones who should see it first, and their replies tell you what the next video must answer.

What should a broker say to camera?

A broker should answer one question a buyer asked this week, in under a minute, facing the camera. Pick the question from your last ten WhatsApp conversations: what the service charge covers, what the drive to the metro takes at 8 am, what the payment plan does in year two. 'Five reasons to invest in Dubai' answers no one's question, so skip it.

A walk-through should show the flaws on purpose. Showing the bedroom that faces the car park and the road noise at the window loses the viewings that would never have converted, and it saves the broker a Saturday. Shoot it in one take, vertical for the phone, at the hour a buyer would actually visit. Personal branding for property consultants covers the longer game.

What makes a community video believable?

Put the clock on screen. A drive time with no hour attached is a brochure claim, and a drive filmed at 8 am on a weekday is evidence. Show the route to the school or clinic you name, film the car park and lifts in the evening rush as well as the lobby at noon, and get agreement from any resident who appears on camera.

Do property videos need Arabic subtitles?

Yes, wherever Arabic-speaking buyers are part of your audience, and the UAE government portal names Arabic as the official language. English subtitles belong on every video regardless, because you can't know who is watching on a phone in a meeting. Have a native writer produce the Arabic from the script rather than line by line from the English captions, because subtitles translated that way read as translations. Arabic content writing explains the difference, and our Arabic work for real estate is written by native writers and never machine-translated.

What do permits and rules mean for a video?

A video that advertises a specific property is advertising. Dubai Land Department's permit runs through Trakheesi, and as of November 2026 its page lists AED 1,000 for most permit types and AED 5,000 for a project launch event permit. Unpermitted advertising drew progressive fines from AED 50,000 in a DLD statement from October 2020, so check the current penalties with DLD.

Ask what the permit requires you to show on the ad itself, and design the end card before the edit rather than after it. Re-cutting a finished video to add a card costs a day, and a stopped campaign costs more. The Trakheesi permit guide covers the workflow.

Brokers filming for personal accounts face a second rule. The National reported in January 2026 that the Advertiser Permit, now issued by the National Media Authority, applies to anyone who posts promotional material on social media, whether or not they're paid. Gulf News reports that it has been mandatory since 1 February 2026. Owners promoting their own business through personal accounts are exempt. An employed consultant promoting a brokerage's listings isn't clearly covered by that wording, so get the National Media Authority's answer before you rely on it, and read the advertiser permit guide.

Drones, public spaces and building common areas can each need their own permission to film. Ask the production company to name who holds each permit, and confirm with the relevant authority, because this guide doesn't list them. None of this is legal advice.

What should be true before a video goes live?

  1. 01The stage and the buyer's question are written in one line. If you can't name the question, read the last ten WhatsApp chats until you can.
  2. 02Renders carry an on-screen label and show no view the unit won't have. If the render can't match the real view, cut the shot.
  3. 03The permit details are in the frame or the caption, in whatever form DLD says the permit requires. If nobody has the permit yet, the video waits.
  4. 04Subtitles are burned in, English first. If the Arabic version isn't ready, publish the English and hold the Arabic ad rather than machine-translating it.
  5. 05The WhatsApp link is unique to this video, with a pre-filled message that names it, such as 'Hi, I watched the Marina walk-through'. If you can't give every video its own link, at least give every platform its own and add UTM parameters to the page links.
  6. 06At day 14, rank the videos by qualified enquiries rather than views. Keep the type at the top of the list, drop the one at the bottom, and film the next stage.

Questions people ask

01What videos work best for Dubai real estate?

The ones that answer the buyer's question at their stage: the developer's last finished project and a monthly site-progress cut for off-plan, an unedited walk-through for ready units, and a broker answering one real question for resale. Drone skylines and lobby shots can fill the edit, but they answer nobody's question on their own.

02Do I need a permit for a property video ad in Dubai?

A video that advertises a specific property is advertising, and the fines for unpermitted advertising are progressive, starting at AED 50,000 according to a 2020 Dubai Land Department statement. Its Trakheesi page lists AED 1,000 for most permit types as of November 2026. Ask DLD what must appear on the video itself. This isn't legal advice.

03Can I use renders in off-plan property videos?

Yes, as long as they are labelled as artist's impressions and don't show a view or finish the unit won't have. Misleading advertising is a legal risk, and the government portal gives a ceiling of two years in prison and a fine of AED 2 million. Pair renders with real evidence, such as the site and the developer's earlier buildings.

04How do I know which property video produced a lead?

Give each video its own WhatsApp link with a pre-filled message that names it, so the first line of the chat tells you the source. Add UTM parameters to any page links. Then rank videos by qualified enquiries at day 14, not by views, which rarely tell you who is ready to buy.
