Hotel marketing in Dubai: how to win direct bookings

A direct-booking plan for Dubai hotels: what an OTA booking really costs, how to build your own source-market table, and why residents matter.

The short answer

To win direct bookings, a Dubai hotel should first calculate what an OTA booking costs it in commission, because that sets a ceiling on what winning the same guest directly should cost. Then it should build a source-market table from its own reservations, make sure Google's hotel results can show its direct link, and market staycations to residents.

Before you spend a dirham on direct-booking ads, work out what an online travel agency (OTA) booking costs you, because that sets a ceiling on your customer acquisition cost for winning the same guest directly. Say a room night sells for AED 600 through an OTA and the commission in your contract is 18%, which is AED 108 a night. If your booking engine and payment fees on a direct booking come to AED 20, the most you can sensibly pay to win that guest directly is AED 88, and less if you want a margin on the switch.

What is an OTA booking really costing you?

Commission is the visible cost, and it isn't the whole bill. Three things belong in the sum:

  • The commission in each OTA contract, as a percentage you can find in writing
  • Any discounted rates or promotions you've joined inside that OTA's programmes
  • The guest you can't contact again, because a repeat stay you can't reach is a repeat stay that pays commission again

Pull twelve months of reservations and total the commission you paid each OTA. Set that total beside your marketing budget and you have the business case for the whole project, in your own numbers.

Should you bid on your own hotel's name?

Only if someone else is. Search your hotel's name from a clean browser window and see who sits above you. If an OTA's ad is above your own listing, paying for your name defends bookings that would otherwise cost you commission. If nobody else is advertising on your name, you may be paying for bookings you'd have received free.

Which source markets should you target first?

Your own reservations will tell you, and no city-wide table can. The Department of Economy and Tourism counted 19.59 million international overnight visitors to Dubai in 2025, up 5%, and Gulf News reported on 14 September 2026 that the first eight months of 2026 brought 6.97 million, including about 869,000 in August. Those totals say how many people arrived in the emirate. They don't say who books your hotel, or through which channel, and neither is a forecast for your occupancy.

We aren't quoting a ranking of source countries because we couldn't verify a current one, and for pricing decisions your own data is better anyway. Build this table from your last twelve months:

The source-market table to build from your own reservations
ColumnWhat it tells you
Guest countryWhich markets fill rooms, and which only look big in headlines
Channel (direct, OTA, corporate, wholesaler)Where each market books today
Average daily rateWhich markets pay more for the same room
Booking lead timeHow long you have to reach them before they decide
Length of stayRevenue per booking, not just rooms per booking
Cancellation rateWhich bookings are real
Direct shareWhere the gap between OTA cost and direct cost is biggest

Spend direct-booking money first where three things line up: the market already sends you volume, most of it arrives through an OTA, and the lead time is long enough to reach the guest more than once with retargeting. A market that books days before arrival through one OTA search is harder to win back than one that plans weeks ahead.

Why would a guest book direct?

Because the direct offer is better in a way the guest can see, at a price that is never higher than the OTA's for the same room and dates. A guest who finds the same room cheaper elsewhere will take it, so check your direct rate against each OTA's for the same night every week. Where you can't go lower on price, add something an OTA listing can't show, such as breakfast, late checkout, flexible cancellation or a room guarantee.

Then run the phone test. Book a room on your own site from your phone, counting the taps from your Google listing to a confirmed reservation, and do the same on an OTA. If your path is longer or slower, fix that before you buy any traffic, because ads only deliver people to the experience you've built. If you want Gulf travellers, check that the booking engine works in Arabic as well as English.

How does Google's hotel search fit in?

Google shows hotel prices and booking links in its own hotel results, and whether your direct link appears there depends on how your booking engine or channel manager is connected to Google. Ask your vendor two questions in writing: can it send your direct rates to Google's hotel results, and what does that cost? Metasearch sites that compare prices from many sellers charge by the click or by the booking depending on the deal, so check which model each contract uses before you compare costs.

Your Google Business Profile is the other half. Accurate details, real photos and a steady flow of genuine reviews are the whole job, because Google says a better local ranking can't be requested or bought.

Are residents a booking source?

Yes, and they're the one market that doesn't need a flight. Dubai's population stood at 4,807,185 in late September 2026, according to the Dubai Data and Statistics Establishment, a live count that covers people usually living in the emirate for at least six months. It's a count under Dubai's new real-time model, so don't compare it with older figures.

Whether residents book you depends on price, distance and timing, so test instead of copying another hotel's package. Check which days your local guests actually have off. Since 1 January 2022 the federal government's weekend has been Saturday and Sunday with a half day on Friday, private companies set their own working week, and Sharjah's government moved to a Friday to Sunday weekend. A Friday check-in after a half day suits one kind of guest and a Saturday check-in suits another, so run both offers for a month and compare.

Pin local offers to the calendar residents already plan around: the National Day holiday on 2 and 3 December, the Dubai Shopping Festival from 4 December 2026 to 17 January 2027, then Ramadan, expected to start on 8 February 2027, and Eid Al Fitr on 9 or 10 March. Ramadan and Eid depend on moon sighting, and National Day arrangements should be checked against the official notice before you publish a dated offer. Marketing around Dubai Shopping Festival goes further on the festival.

What should you do with guests who booked through an OTA?

Turn the OTA stay into a relationship you own, at check-in. Ask for a WhatsApp number or an email address with an explicit yes to hear from you, say what you'll send, and give a reason to book direct next time that isn't only a discount, such as a late checkout. WhatsApp marketing in the UAE covers the channel. Read your OTA contract first, because we haven't verified what any OTA allows hotels to do with guest contact details.

A clear tick box at check-in and a working unsubscribe aren't optional extras. TDRA requires prior explicit consent for marketing texts and a free way to opt out, and it allows sending only between 7 am and 9 pm UAE time.

What should a direct-booking plan look like in its first 90 days?

  1. 01Pull twelve months of reservations and total the commission paid to each OTA.
  2. 02Work out the ceiling: commission per booking, minus what a direct booking costs you in engine and payment fees.
  3. 03Search your hotel's name and note who advertises above you.
  4. 04Ask your booking engine vendor whether it can feed Google's hotel results with your direct rates, and at what cost.
  5. 05Build the source-market table, then choose one overseas market and one local offer to run for 90 days.
  6. 06Measure the direct share of room nights each week, not clicks. Paid search is the usual tool for the overseas market.

Direct share is the number the whole plan exists to move. If it hasn't moved in 90 days, change the offer before you change the budget.

Questions people ask

01How can hotels get more direct bookings in Dubai?

Start by calculating what an OTA booking costs you, since that caps what you should pay to win the same guest directly. Then make your direct price and booking path at least as good as the OTA's, check that Google's hotel results can show your direct link, and capture contact details from OTA guests at check-in with explicit consent.

02Is it worth bidding on your own hotel's name in Google?

Only if someone else is bidding on it and appearing above you. Search your hotel's name from a clean browser window to see who shows first. If your own listing leads and nobody else advertises, you may be paying for bookings you would have received free.

03How many tourists visit Dubai?

The Department of Economy and Tourism reported 19.59 million international overnight visitors in 2025, up 5%, and Gulf News reported 6.97 million in the first eight months of 2026, including about 869,000 in August. These count international overnight visitors only, so they aren't comparable with Abu Dhabi's totals, and they don't show who books any single hotel.

04Do staycations work for Dubai hotels?

Residents are a market that needs no flight: Dubai's population was 4,807,185 in late September 2026 on the emirate's live count. Whether they book depends on price, distance and timing, so test two offers with different check-in days and measure direct bookings against your own history rather than copying another hotel's package.
